Permitted development loft conversions
Converting your loft into usable space is one of the smartest investments that you can make as a homeowner.
Not only are you creating more living space in your property for you to enjoy while it is your residence, this loft service creates additional value that you will benefit from when the time comes to sell your property.
By falling under permitted development, loft conversions are a relatively straightforward undertaking. Especially when compared to other changes that you could make to add value to your property, such as with certain types of extensions.
So, whether you want the most profit from your property sale or you require a little bit of extra space in your family home, a loft conversion from The Loft Doctor can answer all of your wishes.
Loft conversion plans
If your loft is not currently in use, then you should get started on your planning right away!
An unused, uninsulated loft bleeds money from a property through energy bills. Not only this, but you might be struggling for space in your home while the answer to your problem sits right above your head.
At The Loft Doctor, we perform a tried and tested Loft Healthcheck survey to ensure that your loft is suitable for a type of loft conversion. During this visit, we will provide you with a bespoke plan for your loft conversion, and detail precisely how your conversion can help your needs.
Our plans include everything from the roof to the staircase and everything in between! And what’s more, the price that we quote at this visit is the price that you will pay: absolutely no hidden costs or extras.
Do you need planning permission for a loft conversion?
In the majority of cases, you do not need planning permission to convert your loft.
However, there are some circumstances where you may require planning permission before any work can be carried out. Some examples are:
- If you are building higher than the existing highest point of the property
- You are increasing the volume of the original roof space by more than 50 cubic metres (40 cubic metres for terraced properties)
- If you are building a veranda or balcony
Our expert team at The Loft Doctor are knowledgeable about building regulations and remain up to date on any changes to planning permission requirements so you don’t have to!

Frequently Asked Questions
How much does a loft conversion cost?
There are many different types of loft conversions, some with a higher cost than others. You may have a choice in how your loft is converted, or you may have your choice made for you by the type of property you have.
It is important to remember that while you are spending money upfront, you will be increasing the value of your property by around 20%. As well as this, if other properties in your area do not have loft conversions, then when it comes time to sell your property you have a unique selling point that can increase the value of your home even further.
You should expect the cost to range anywhere between £10,000 – £40,000 for a significant loft conversion. This cost will be unique to your own needs and will be quoted for you with no obligation once you receive a survey from a member of The Loft Doctor team.
In some instances, you may be able eligible for a grant to help with the costs. We can advise you of this in more detail during our survey.
How long does a loft conversion take?
Loft conversions can take between 3 – 8 weeks to complete depending on the type of conversion being performed and the property being converted.
Simple loft conversions, such as a Velux loft conversion, may only take a couple of weeks from our initial survey if your loft is already in good shape. Larger, more intrusive conversions, may take longer than average – especially if your loft is currently in poor condition.
If planning permission is required, then a further 3 – 8 weeks may be added while we wait for your application to be approved.
What is a Velux loft conversion?
Velux is a brand that produces skylights, among other products. A Velux loft conversion is one where Velux skylights are installed into the roof of a property.
These are regarded as the simplest form of loft conversion, and can be completed relatively quickly in most cases.
How much value does a loft conversion add?
On average, loft conversions add roughly 20% to the value of a property.
This obviously depends on multiple factors, such as the property itself, its location, and the type of conversion being performed.
Can you live in a property during a loft conversion?
Yes, you can remain in the property while we perform your loft conversion.
We attempt to minimise disruption as much as possible so that you can still enjoy your home while any work is being performed.
